Dubai Islands is pitched as a full beachfront city within a city - resort-style living with hotels, a marina, retail, and kilometres of open beach. Early residents describe it as quiet and spacious, with genuine sea views and beach access. The lifestyle infrastructure is still catching up to the vision, but what is delivered so far is promising. It is a very different feel from the density of Downtown Dubai or Dubai Marina.

Investment Potential

The investment case rests on the gap between current pricing and the long-term beachfront premium. At AED 1,200-2,200/sqft, Dubai Islands is substantially cheaper than Palm Jumeirah (AED 3,000-6,000/sqft) for comparable beachfront positioning. As infrastructure matures and hotels open, that discount is expected to narrow. Rental yields on handed-over units are healthy at 6-8%, supported by demand from tenants who want coastal living without the Palm price tag. The key risk is timeline - construction is ongoing, and the full vision is years away.

Getting Around

Car-dependent today. The islands connect to the mainland via Deira, with access from Al Mamzar and the Deira Corniche. Proximity to Deira City Centre and Dubai International Airport (approximately 15 minutes) is a genuine advantage. There is no Metro station on the islands, though connections to the Green Line via Deira are relatively straightforward. The drive to Downtown Dubai is roughly 20-25 minutes via Al Maktoum Bridge or Business Bay Crossing.

Dubai Islands is one of the most ambitious coastal developments currently under construction in the UAE. Formerly known as Deira Islands, the project was rebranded in 2023 to reflect its scale and the government’s intention to position it as a destination in its own right. Developed by Nakheel, it comprises five man-made islands extending from the Deira coastline into the Arabian Gulf, adding approximately 20km of new beachfront to Dubai’s map.

The sheer scale is what separates Dubai Islands from other waterfront communities. This is not a single tower or a gated compound - it is a planned district with hotels, branded residences, a major retail destination (Dubai Islands Mall), a marina, and kilometres of public beach. When complete, the ambition is for it to function as a self-contained beachfront city connected to one of Dubai’s oldest and most established neighbourhoods.

Some phases have been handed over. The Deira Night Souk, an open-air market on one of the islands, has been operational for several years. Early residential towers are occupied, and resort hotels are in various stages of construction. But as of early 2026, the development is still very much a work in progress. Cranes outnumber cafes. The lifestyle that the masterplan promises is not yet fully available on the ground.

Why investors are paying attention: beachfront property at AED 1,200-2,200/sqft is rare in Dubai. Palm Jumeirah trades at AED 3,000-6,000/sqft. JBR is in the AED 2,000-3,000/sqft range. Dubai Islands offers genuine coastal living - not creek views or canal frontage, but actual Arabian Gulf beachfront - at a significant discount to established waterfront communities. That price gap is the investment thesis.

The Nakheel factor matters. Nakheel delivered Palm Jumeirah, and while Dubai Islands is a different product at a different price point, the developer’s track record on large-scale island reclamation is unmatched. The merger of Nakheel with Dubai Holding has also strengthened the financial backing behind the project.

Location is underrated. Dubai Islands sits off Deira, one of the city’s most connected areas. Dubai International Airport is roughly 15 minutes away. Deira City Centre, Al Mamzar Beach Park, and the Gold Souk are all nearby. The drive to Downtown Dubai takes approximately 20-25 minutes depending on traffic and your chosen route - comparable to the commute from Dubai Marina or JVC. For buyers who work in Deira, DIFC, or the airport free zones, the location is practical.

Compared to Downtown Dubai, the lifestyle is at the opposite end of the spectrum. Downtown offers urban density, walkability, world-class dining, and the Burj Khalifa on your doorstep. Dubai Islands offers open beach, sea air, and space - but with far fewer amenities today. If you want everything now, Downtown is the answer. If you are comfortable buying into a vision and waiting for it to mature, Dubai Islands has compelling economics.

For end-users considering a move today: check which specific buildings are handed over and occupied before committing. Living in a completed tower within an active construction zone is a different experience from what the brochure shows. Visit in person. Walk the beach. Count the open shops. Then decide.

For investors: the yield profile on completed units is attractive, and the capital appreciation story has legs if Nakheel delivers on the masterplan. But treat this as a medium-to-long-term hold. The resale market is thin, and exit liquidity will improve only as the community matures.

Where to Eat

Dining on Dubai Islands is limited at this stage. The community is still building out its commercial infrastructure, and most residents rely on nearby Deira for day-to-day dining. This will change significantly as hotels open and the retail district comes online, but for now, set expectations accordingly.

  • Deira Night Souk - A mix of street food stalls, casual eateries, and market vendors. The closest thing to a dining destination on the islands currently.
  • Hotel restaurants - Early resort openings are adding lobby cafes and pool-side dining, but options remain limited.

Dubai Islands’ dining scene will develop substantially as hotels and the planned retail mall open. For now, Deira’s rich and diverse food scene - one of the most authentic in Dubai - is the real asset here.
