Getting Around

Dubai Marina was one of the first mega-developments in Dubai and still one of the most desirable addresses in the city. The combination of waterfront living, dining, and transport connectivity makes it a perennial favourite for renters and investors alike.

The Marina was built as a man-made canal city - a 3.5km stretch of water lined with residential towers, restaurants, and the Marina Walk promenade. Over 200 residential towers house approximately 50,000+ residents, making it one of the densest residential communities in the Middle East.

For investors, the rental market is deeply liquid. The tenant base skews professional - media, financial services, tech, hospitality. Turnover is regular, which means relatively easy re-letting. Yields of 6-8% are achievable on studio and 1-bedroom units, particularly in well-managed buildings near the Metro.

The caveat: the Marina’s older towers (2006-2010 era) can have higher maintenance costs and service charge arrears in poorly managed buildings. When buying, always request service charge histories for the last 3 years. Newer towers (Princess Tower, Marina Gate, Cayan) have more predictable cost structures.

A 10-minute walk to JBR beach means Marina residents get most of the beach lifestyle benefits without paying the full beachfront premium.

Day-to-day essentials are well covered with Carrefour, Spinneys, and Waitrose supermarkets within the community, and both the DMCC and Dubai Marina Metro stations make car-free living genuinely viable here.

The Marina Walk and surrounding towers offer a dense concentration of restaurants. You can walk the 7km promenade and pass dozens of options.
