Getting Around
MBR City is the future of central Dubai. The sheer scale - over 54 million square metres - means it will take years to fully develop, but early buyers in sub-communities like District One and Sobha Hartland have seen substantial returns.
Named after the Ruler of Dubai, Sheikh Mohammed bin Rashid Al Maktoum, the district was conceived as a city within a city - incorporating everything from the Meydan Racecourse and Grandstand Hotel to the 7km crystal lagoon of District One, one of the world’s largest man-made crystal-clear lagoons.
District One is the jewel of MBR City. A gated community with white sandy lagoon beaches, running tracks, villas, and mansions - it delivers a resort lifestyle that most Dubai residents drive to on weekends, brought permanently to your doorstep. Villas here have appreciated dramatically since launch and remain extremely sought-after.
Sobha Hartland and the adjacent Sobha Hartland II are Sobha Realty’s flagship Dubai communities - positioned between Downtown and Meydan, with access to two international schools (North London Collegiate School Sobha Hartland, Hartland International School). Sobha’s build quality makes these some of the most premium apartments in MBR City.
Mag of Arabia and Mag Eye cater to mid-market apartment buyers with affordable entry prices close to Downtown.
For investors: MBR City’s fragmented nature means you need to select sub-communities carefully. The best performers have been Emaar-adjacent (District One by Meydan, Sobha Hartland). Lesser-known developers within MBR City carry more execution risk.
Where to Eat
MBR City’s dining scene is still developing, reflecting the community’s ongoing construction. Most residents currently rely on nearby Meydan, Festival City Mall, and Downtown for restaurant options, though the sub-communities are steadily adding their own food and beverage outlets.
Within MBR City
- District One has a small but growing selection of cafes and restaurants within its retail pavilion, catering to the lagoon community.
- Sobha Hartland’s retail areas include casual dining and coffee shops serving the residential towers and villas.
Nearby - Meydan
- The Meydan Hotel (Meydan Racecourse) - Several restaurants and lounges within the hotel, including Farriers restaurant and the rooftop lounge with racecourse views.
Nearby - Festival City (10 min)
- Dubai Festival City Mall houses a wide range of dining options, from waterfront restaurants along Festival Bay to international chains and casual food courts. Belgian Beer Cafe, Alici Italian, and various Lebanese and Indian restaurants are popular choices.
Nearby - Downtown (10-15 min)
- Downtown Dubai and DIFC provide access to Dubai’s best restaurant concentrations, all within a short drive.

District One’s Crystal Lagoons provide a resort-style lifestyle, and while there is no Metro yet, the community’s proximity to Downtown (10-15 minutes by car) keeps it well connected. The combination of in-district schooling, green spaces, and lagoon access makes MBR City one of the stronger family propositions in central Dubai.
Pros
- Crystal lagoon access in District One
- Large green spaces
- Growing infrastructure
- Proximity to Downtown
Cons
- Car-dependent
- Fragmented feel - many separate sub-communities
- Some areas still early-stage
