Can I get a UAE mortgage as a non-resident foreigner?
Yes - but it is harder than mortgages for UAE residents, and the terms are more restrictive.
The key differences for non-residents:
Lower maximum LTV: Non-residents are capped at 50% LTV by UAE Central Bank regulation. This means a minimum 50% deposit is required on any property, regardless of price. Compare this to UAE residents who can borrow up to 80% LTV on properties under AED 5M.
Fewer banks offer non-resident products: Not all UAE banks have non-resident mortgage products. Mashreq Bank and a few others specialise in this segment. Your options are narrower than as a resident.
Higher documentation requirements: Banks need to verify income from abroad. Documents must typically be in English or Arabic - certified translations required if originals are in another language. Expect more scrutiny on source of funds.
Slower process: Non-resident applications take longer to process. Budget for a 45-75 day timeline from application to transfer.
Potentially higher rates: Some banks apply a small rate premium to non-resident mortgages due to perceived higher risk.
When a UAE mortgage makes sense for non-residents:
- You have at least 50% of the property value as liquid capital
- You want to preserve capital and leverage the remainder
- You are eligible for a UAE mortgage based on income documentation
- You plan to become a UAE resident in the future (rates and terms improve)
When it might be simpler to finance elsewhere:
- You have equity in property in your home country - equity release or remortgage may offer better rates
- You earn in a currency that requires complex certification for UAE bank use
- The 50% deposit requirement means you might as well buy cash
Many of my non-resident clients find it more competitive to release equity from UK or European property and purchase Dubai cash. It eliminates the mortgage complexity and the cash buyer position is stronger in negotiations.
My recommendation: If you’re a non-resident considering a UAE mortgage, speak to a mortgage broker who specialises in non-resident applications before committing to a strategy. They will tell you what is possible with your specific profile.
