Address Boulevard is a 72-storey tower sitting directly on Mohammed Bin Rashid Boulevard, the main artery running through Downtown Dubai. Completed in 2017, it was one of the first Address properties to offer studios, making the brand accessible to a wider range of buyers and investors.

With 530 units, this is a much larger building than Address Downtown. That higher unit count matters - it means more availability on the resale market and more competition if you are renting out. But it also means a more active building with a busier lobby and pool area.

Units and Layouts

The unit mix runs from compact studios through to three-bedroom apartments. Studios start from around 400 square feet and are efficiently laid out. One-bedroom units are the sweet spot for most investors, typically running 700-900 square feet with decent living space.

Two and three-bedroom units on higher floors offer solid Boulevard and partial Burj Khalifa views. The higher you go, the better the views obviously get, and pricing reflects that. Lower-floor units can feel a bit boxed in given the density of surrounding towers.

The interiors follow the Address design language - neutral tones, clean lines, and quality finishes. Everything is move-in ready and hotel-standard, which is one of the key selling points of branded residences.

Service Charges

Service charges run AED 28-35 per square foot per year. That is slightly lower than Address Downtown but still well above a standard residential building. Factor this in when calculating your net yield because it will eat into returns, particularly on the smaller units.

This is where Address Boulevard shines for investors. The studios and one-beds are strong short-term rental performers. During peak season, nightly rates can be surprisingly strong for the unit sizes.

Price appreciation has been steady since completion. The Boulevard location holds its value well and the hotel branding provides a floor under prices that non-branded towers do not have.

Who It Suits

Address Boulevard works well for investors who want hotel-branded exposure at a lower entry point than Address Downtown. It is also a good option for end-users who want the Address lifestyle but do not need fountain views. The studios suit buy-to-let investors; the larger units suit owner-occupiers who enjoy the services.

My Take

Address Boulevard is probably the most accessible entry into Address-branded living in Downtown Dubai. The studios offer a genuine sub-AED 1M route into a hotel-branded residence, and the short-term rental numbers can be attractive if you manage the property well.

The trade-off is density. With 530 units, this is not an intimate building. The pool gets busy, the lobby has a constant flow of guests, and you are one of many owners competing for short-term rental bookings. That is fine if you go in expecting it.

If you are comparing this to Address Downtown, you are trading fountain views and prestige for a lower price and a more modern build. For pure investment purposes, Boulevard often makes more sense on the numbers. For lifestyle, Downtown is the trophy. It depends what you are buying for.
