Overview

Address Downtown is where the Address brand started. Completed in 2008, this 63-storey tower sits right on the Dubai Fountain and has become one of the most photographed buildings in the city. If you have ever seen a postcard of Downtown Dubai, chances are this building is in it.

The tower made headlines on New Year’s Eve 2015 when a fire broke out across the exterior cladding. Emaar undertook a full renovation and the building reopened in 2020 with upgraded interiors, new cladding, and refreshed common areas. The result is a building that looks and feels far newer than its original 2008 completion date.

Units and Layouts

There are roughly 220 residential units across the tower, ranging from one-bedroom apartments up to four-bedroom penthouses. Layouts are generous by Downtown standards, particularly the two and three-bedroom units on higher floors. Ceiling heights are good and the floor-to-ceiling windows make the most of the views.

The standout units are the ones facing the Dubai Fountain and Burj Khalifa. These command a significant premium but genuinely deliver one of the best residential views in the city. Units facing other directions are more affordable but obviously lack that wow factor.

Service Charges

Expect to pay AED 30-40 per square foot per year. That is higher than a standard residential tower, and there is no getting around it. You are paying for hotel-level services - concierge, housekeeping, valet parking, pool and gym maintenance, and the upkeep of shared hotel facilities. If you are comparing this to a non-branded tower and the service charge difference bothers you, this building is probably not for you.

Rental Market

Address Downtown performs well on both short-term and long-term rentals. Holiday home operators do well here because tourists want the fountain views and the hotel experience. Short-term yields can be strong, particularly during peak season (November to March). Long-term tenants tend to be executives or high-net-worth individuals who want the hotel lifestyle without the hotel price tag.

Do keep in mind that the building’s holiday home policy means you will have a mix of short-stay guests and long-term residents. Some owners love this flexibility. Others find the turnover of guests less appealing.

Resale Market

Liquidity is strong. Address Downtown is a known quantity - buyers from around the world recognise the name and the location. Units with fountain views rarely sit on the market for long. That said, pricing has moved up significantly and you need to be realistic about entry costs. This is a premium product and it is priced accordingly.

The post-renovation uplift has been positive for values. Buyers are effectively getting a refreshed building with modern interiors at one of the best addresses in Dubai.

Who It Suits

This building works best for buyers who want a trophy asset in Downtown Dubai, investors targeting the short-term rental market, or end-users who genuinely want hotel-level living. It is not the right fit if you are purely chasing yield on a budget or if you prefer a quieter residential environment.

My Take

Address Downtown is the flagship of Downtown Dubai’s hotel-branded residences and it earns that status. The location is unmatched - you are literally on top of the Dubai Fountain. The renovation after the 2015 fire actually worked in the building’s favour because everything inside feels fresh.

The service charges are high, but you know what you are getting. The real question is whether the premium over nearby buildings is worth it for your situation. If you are buying for short-term rentals, the Address name and fountain views will always attract guests. If you are buying to live, you need to be comfortable with the hotel atmosphere and the tourist foot traffic around the base of the building.

It is an iconic building for a reason. Just go in with your eyes open on the running costs.
