Address Sky View is the most architecturally striking of the Address properties in Downtown Dubai. Completed in 2020, it consists of two towers - 61 and 55 storeys - connected by a sky bridge at the top. That sky bridge is not just for show. It houses an infinity pool, a glass-bottom observation walkway, and the popular CÉ LA VI restaurant and bar.

The building sits on the southern side of Downtown, giving it an unobstructed perspective of the Burj Khalifa that you do not get from buildings closer to the tower. That slight distance actually works in your favour because you see the full building rather than craning your neck upward.

Units and Layouts

With 550 units across both towers, the mix runs from one-bedroom apartments to four-bedroom penthouses. Tower 1 (the taller tower) houses the hotel rooms on lower floors and residential units on upper floors. Tower 2 is predominantly residential.

The layouts are well-designed with modern finishes and the quality you expect from Address. One-bedroom units typically range from 800-1,000 square feet. Two and three-bedroom units are generous and many offer dual-aspect views. The penthouses at the top are something else entirely - full-floor units with wrap-around terraces.

Views vary significantly depending on unit position. Burj Khalifa-facing units command a premium, while units facing south toward Business Bay offer a different but still impressive cityscape.

Service Charges

Service charges fall in the AED 30-38 per square foot per year range, in line with other Address properties and reflective of the hotel-level services provided. You are paying for the sky bridge maintenance, CÉ LA VI access, concierge, housekeeping, and all the usual hotel amenities. The sky bridge and observation deck add a unique cost element that other Address towers do not have.

Rental Market

Address Sky View is a strong performer on the short-term rental market. The sky bridge and infinity pool are genuine selling points that make listings stand out on holiday home platforms. Tourists actively seek out this building because of the experience it offers.

Long-term rentals attract tenants who want something more distinctive than a standard Downtown apartment. The CÉ LA VI restaurant, the sky bridge experience, and the quality of the common areas make this an easy building to market.

One consideration - the building is slightly further from Dubai Mall than Address Downtown or Fountain Views. It is still walkable, but it is not the same direct connection. For some tenants and holiday home guests, proximity to the Mall matters.

Resale Market

Demand on the resale market has been strong since handover. The sky bridge makes this building instantly recognisable and gives it an identity that generic towers lack. Buyers are drawn to the visual impact and the story of the building, which helps with both local and international sales.

Who It Suits

Address Sky View works for buyers who want a statement property in Downtown Dubai. It appeals to investors targeting the premium short-term rental segment, end-users who value unique architecture and social amenities, and buyers looking for something that stands out from the crowd of Address properties.

My Take

If I had to pick the most interesting Address property in Downtown, it would be this one. The sky bridge is not a gimmick - it genuinely elevates the living experience. Having CÉ LA VI on your doorstep is a nice bonus, and the pool at that height is genuinely spectacular.

The building has a slightly different feel from Address Downtown. It is newer, more modern in design, and appeals to a slightly younger demographic. The views of the Burj Khalifa from here are arguably better than from buildings right at its base because you get the full tower in frame.

The main trade-off is the location. You are a bit further from Dubai Mall and the Fountain than the other Address properties. If being right on top of the action is your priority, Address Downtown or Fountain Views might suit you better. But if you want a building with genuine character and a talking point, Sky View delivers.

Service charges are what they are. You are paying for a premium product. Just make sure the numbers work before you commit.
