The two towers stand at 53 and 47 floors and sit on Mohammed Bin Rashid Boulevard - the main tree-lined road that loops around Downtown Dubai. The Boulevard frontage is a genuine advantage. You are on the main artery of Downtown, within walking distance of the Dubai Fountain, Souk Al Bahar, and Dubai Mall.

The positioning puts BLVD Heights in a sweet spot. You get Burj Khalifa views from Boulevard-facing units, easy access to the restaurants and retail along the Boulevard, and a short walk to the fountain area - without being right on top of the busiest tourist zones. It is Downtown living as it should be: connected but not overwhelmed.

Units and Layouts

The 480 units across both towers range from one-bedroom to four-bedroom apartments. The mix is weighted toward one and two-bedroom units, but there is a meaningful selection of three and four-bedroom apartments for families. Layouts are modern and open-plan, reflecting Emaar’s improved design approach from the late 2010s.

Two-bedroom units are the highlight of the building’s inventory. They offer good proportions with well-sized bedrooms, reasonable storage, and living areas that feel spacious without being wasteful. Boulevard-facing units in Tower 1 get the Burj Khalifa views and command a premium. Units facing away have views over the wider Downtown district and toward Business Bay - still pleasant, but not the postcard shot. As with all twin-tower developments, spend time understanding which tower and which floor gives you the view and layout combination you want before committing.

Service Charges

AED 16-20 per square foot per year is competitive for a Boulevard-facing building in Downtown. The amenities include pools, a gym, children’s play areas, and landscaped gardens at the podium level. Everything is well maintained and the building management has been consistent since handover.

These charges sit below what you would pay in premium towers like Opera Grand or Forte, and well below any branded residence. For the location and the quality of the building, it represents good value. There have been no significant jumps or surprises in the annual charges since completion.

Rental Market

BLVD Heights has reliable rental demand driven by its Boulevard location and reasonable pricing. One and two-bedroom units let consistently to professionals working in Downtown, DIFC, and Business Bay. The building attracts tenants who want a modern home in a central location without paying top-tier rents.

Three and four-bedroom units appeal to families who want to be in the heart of Downtown with access to schools, parks, and retail on their doorstep. The Boulevard is a popular walking and cycling route, and families appreciate the ability to stroll to Souk Al Bahar or the fountain area in the evening.

Holiday home rentals work well here, particularly for Boulevard-facing units with Burj Khalifa views. The combination of a modern apartment, a great view, and a central location checks the boxes that short-stay guests are looking for.

Resale Market

BLVD Heights offers one of the better value propositions on the Boulevard. At AED 2,000-2,600 per square foot, you are getting a modern, well-built apartment on Downtown’s main road at a price point below the premium towers. That value gap has narrowed since handover as prices have appreciated, but there is still room compared to newer and more premium options.

Liquidity is good. The building is well known in the market, Emaar’s name provides confidence, and the unit mix means there is something available for most budgets. Turnover is healthy without being excessive.

Who It Suits

BLVD Heights works for a wide range of buyers. First-time Downtown buyers looking for a modern apartment at a reasonable price will find a lot to like. Families who want three or four bedrooms on the Boulevard without paying AED 4 million-plus have limited options, and this is one of the best. Investors get solid rental demand and manageable service charges.

It is not the right fit if you want ultra-premium finishes or the lowest possible price in Downtown. For premium, look at Opera Grand or Forte. For budget, look at The Residences. BLVD Heights sits right in the middle - and for many buyers, the middle is exactly where they want to be.

My Take

BLVD Heights is the building I recommend most often to people who want a straightforward, well-located apartment in Downtown Dubai. It does not have the prestige of a branded residence or the height of Forte, but it delivers consistently on the things that actually matter day to day: a good layout, reasonable running costs, and a location that puts you in the centre of everything.

The Boulevard frontage is the real asset here. Living on the Boulevard means you are part of Downtown’s daily rhythm - the morning joggers, the evening strollers, the restaurant scene. It is a more connected way of living than being tucked away in a side street, and it is something you feel every day.

If you are weighing up options in Downtown and you want honest, no-surprises value, BLVD Heights should be on your shortlist. It is not the most exciting building in the area. It is one of the most sensible. And in property, sensible usually wins.
