Boulevard Point is one of those buildings I find myself recommending more than most in Downtown. Completed in 2018, this 65-storey Emaar tower sits right on Mohammed Bin Rashid Boulevard with strong views of the Burj Khalifa from upper floors. It hits the sweet spot between quality and value that a lot of Downtown buildings miss.

Layout and Design

Units here are well planned. Floor-to-ceiling windows are standard throughout, which makes even the one-bedroom apartments feel open and bright. The one-beds range from around 750 to 900 square feet, which is generous for a 2018-era build. Two-bedrooms sit between 1,200 and 1,500 square feet, and the three-beds go up to around 2,000 square feet.

Kitchens are semi-open in most configurations, which works well for the modern living style most residents prefer. Bathrooms are finished to Emaar’s standard specification - clean, functional, nothing flashy but nothing to complain about either. The overall fit and finish is solid. No corners cut.

The podium level includes a good-sized pool, a well-equipped gym, and landscaped outdoor areas. It is not the most impressive amenity deck in Downtown, but it covers everything most residents need without the bloated service charges that come with over-the-top facilities.

Location

Boulevard Point benefits from being on the Boulevard itself, which means ground-floor retail and dining options are right outside. You are a short walk from Dubai Mall and the Burj Khalifa, but far enough away that you are not dealing with the heavy tourist foot traffic around the fountain area. For day-to-day living, this is one of the better positions in Downtown.

Service Charges

This is where Boulevard Point really shines compared to its neighbours. At AED 16 to 20 per square foot per year, the service charges are reasonable for Downtown. A two-bedroom at 1,300 square feet will cost you roughly AED 21,000 to AED 26,000 annually. Compare that to the branded towers nearby where you could be paying double or triple, and you start to see why owner-occupiers gravitate toward this building.

The building is well maintained for these charges. Common areas are clean, lifts work, the gym equipment is in good condition. Emaar manages it directly, which generally means consistent standards.

Resale and Rental Market

Boulevard Point trades well on the secondary market. It appeals to both investors and end-users, which keeps demand healthy. Prices per square foot have appreciated steadily since handover, partly because the building has developed a good reputation among residents.

On the rental side, one and two-bedroom units move quickly. The combination of a Boulevard address, Burj views from higher floors, and reasonable unit sizes makes it easy to tenant. Yields are decent - not the highest in Downtown, but competitive when you factor in the lower service charges eating less into your gross return.

Who It Suits

Boulevard Point works for a wide range of buyers. If you are an owner-occupier wanting a solid Downtown address without paying branded-tower premiums, this is a strong option. If you are an investor looking for steady rental demand and manageable running costs, it ticks those boxes too. It is also a good pick for holiday home operators - the Boulevard location and Burj Khalifa views photograph well, which matters for short-stay bookings.

My Take

Boulevard Point is what I would call a sensible Downtown purchase. It does not have the wow factor of a branded residence or the prestige of the Burj Khalifa address, but it delivers where it counts - good layouts, fair service charges, strong location, and consistent demand. I have had clients who agonised over whether to stretch their budget for a branded tower or settle into Boulevard Point, and the ones who chose this building have generally been happier with the overall cost of ownership. If you want to live well in Downtown without overpaying for a name on the lobby wall, Boulevard Point should be on your shortlist.
