Forte is one of the tallest purely residential towers in Downtown Dubai. At 78 floors, it sits on the southern edge of the Downtown district, completed by Emaar in 2020. The height gives upper-floor units genuinely panoramic views - Burj Khalifa, the sea, Business Bay, and the desert all visible depending on your orientation.
The building’s location is slightly removed from the busiest parts of Downtown. You are not on the Boulevard or right next to the fountain. Some buyers see that as a drawback. Others see it as the point. You still have a Downtown address and walkable access to everything, but you come home to a quieter stretch. The walk to Dubai Mall takes about ten minutes, and the Opera District is nearby.
Units and Layouts
With 290 units across 78 floors, the density is low. You are looking at three to four units per floor on most levels, which means better privacy and less competition for lifts than in higher-density towers. The mix runs from one-bedroom apartments to four-bedroom penthouses, with no studios. Emaar positioned Forte as a premium product and the unit mix reflects that.
The finishes are among the best Emaar has delivered in Downtown. Kitchen appliances, bathroom fittings, and flooring are all a notch above what you find in standard Emaar towers. Layouts are well planned with good room proportions and proper storage. The higher-floor three and four-bedroom units are particularly well done, with expansive living areas and en-suite bathrooms throughout.
The real selling point for many buyers is the views. From the 50th floor upward, you are above most of the surrounding skyline. The Burj Khalifa views are impressive at that height, and units facing west get sea views that extend out to Palm Jumeirah on clear days.
Service Charges
AED 18-24 per square foot per year is consistent with other premium Emaar towers in Downtown. The amenities justify the charges - residents get a well-designed pool deck, a fully equipped gym, a lounge area, and landscaped common spaces. Maintenance standards are high and Emaar’s building management keeps things running smoothly.
For a 78-floor tower, the ongoing costs are actually reasonable. Taller buildings typically cost more to maintain due to lift systems, facade cleaning, and mechanical infrastructure. Forte manages to keep charges in line with shorter premium towers.
Rental Market
Forte attracts professionals and families who want a premium home without branded-residence pricing. The tenant profile is typically senior executives, business owners, and well-established expat families. Rents are strong on a per-unit basis and the building’s reputation has grown since handover.
The quieter location works in the building’s favour for long-term tenants. People who actually want to live in Downtown rather than just visit appreciate the slightly calmer setting. Short-term holiday home rentals are possible, though the location is less of an obvious tourist draw than Boulevard-facing or fountain-adjacent buildings.
Resale Market
Forte has appreciated well since its 2020 handover. The limited inventory and premium positioning mean units do not flood the market. When good units come up for resale, they attract serious buyers quickly. The upper-floor units with Burj Khalifa or sea views are particularly sought after and trade at the higher end of the price range.
The building benefits from being one of the newer premium towers in Downtown. As the area matures and more buyers prioritise quality over pure location, towers like Forte tend to strengthen their position.
Who It Suits
Forte is for buyers who want height, views, and premium finishes without paying for a branded residence. If you like the idea of living on the 60th floor with panoramic views and only three neighbours on your floor, this is your building. It works well for families who want space and quality, and for professionals who value coming home to a quieter environment.
It is less ideal for investors who want maximum foot traffic and tourist appeal. If short-term rental yield is your primary goal, a Boulevard or fountain-facing building will outperform Forte on occupancy.
My Take
Forte is one of Downtown’s best-kept secrets, if a 78-floor tower can be called a secret. It does not get the name recognition of Address Downtown or the Burj Khalifa residences, but in terms of build quality, layouts, and views, it is right up there. The low density is a genuine advantage - you feel like you are living in a premium building, not a vertical village.
The location on the southern edge of Downtown will not suit everyone. If you want to step out of your building and be in the middle of the action, this is not that. But if you want a ten-minute walk to everything Downtown offers while living in one of the tallest and best-finished towers in the area, Forte is hard to beat. I rate this building highly and I think it is underpriced relative to what it delivers.
