Mada Residences is a 57-floor tower developed by ARTAR Real Estate, sitting on the western edge of Downtown Dubai. It does not carry the Emaar badge, but it offers a genuine Downtown address at a lower price point than most of its neighbours, which makes it interesting for both investors and budget-conscious end users.

The Building

At 57 floors, Mada Residences is one of the taller non-Emaar buildings in Downtown. The design is modern and clean, and the tower holds its own visually alongside its Emaar neighbours. The lobby is well maintained, and the common areas are kept to a reasonable standard.

The location puts you within walking distance of the Boulevard and Dubai Mall, though you are on the western fringe of Downtown rather than right in the middle of it. For some people, that is actually a positive. You get slightly more breathing room, less foot traffic outside your door, and still have everything Downtown offers within a short walk.

Unit Layouts

The building offers a good range from one-bedroom through to four-bedroom apartments. One-bedroom units start around 750 square feet, and the larger three and four-bedroom units are genuinely spacious. The fit-out is solid without being exceptional. Kitchens are functional, bathrooms are well equipped, and the floor-to-ceiling windows make the most of the views available.

Upper floors facing east get Burj Khalifa and fountain views. North-facing units on higher floors look towards Sheikh Zayed Road and the DIFC skyline.

Service Charges

Service charges are competitive at AED 16 to 20 per square foot per year. For a two-bedroom of around 1,200 square feet, you are looking at approximately AED 19,000 to 24,000 annually. That keeps running costs manageable and helps protect net yields.

Investment Profile

Mada Residences is one of Downtown’s more affordable buildings on a price-per-square-foot basis, typically trading between AED 2,000 and 2,600 per square foot. That entry price, combined with reasonable service charges, makes it one of the better yield plays in the district. Net yields of 6 to 7 percent are achievable.

The tenant profile tends towards young professionals and couples who want a Downtown address at a rent level below the premium Emaar buildings. Rental demand is consistent.

Who It Suits

Investors seeking higher net yields within Downtown. Budget-conscious buyers who want a Downtown address without the Emaar price tag. Families who need a larger apartment at a more accessible price point.

My Take

Mada Residences is not the first building I mention when someone asks about Downtown, but it is often the one that makes the most financial sense. The yields are strong, the service charges are fair, and the location is genuinely Downtown rather than just “next to Downtown.” If you can accept a non-Emaar developer and a slightly less polished finish, the value here is hard to argue with. It is the kind of building where the numbers work.
