Mon Reve is one of the newest additions to Downtown Dubai, handed over by Emaar in 2024. A boutique 33-floor tower in the Opera District, it brings fresh design and modern finishes to one of the most sought-after pockets of Downtown.
The Building
At 33 floors and 280 units, Mon Reve is smaller in scale than many of its Downtown neighbours, which gives it a more intimate feel. The building sits in the Opera District, within easy walking distance of Dubai Opera, the Boulevard, and a growing collection of excellent restaurants including Jamavar and MiMi Mei Fair at the nearby Address Residences.
Being a 2024 handover, everything is new. The common areas are contemporary and well finished, the lifts are fast, and the amenity spaces feel current. Emaar’s community management handles the day-to-day running.
Unit Layouts
The unit mix covers one, two, and three-bedroom apartments. Layouts are modern and efficient, making good use of the available space. Kitchens are well equipped with integrated appliances, bathrooms feature quality fixtures, and the overall fit-out reflects Emaar’s latest design standards, which are a noticeable step up from their older Downtown buildings.
Floor-to-ceiling windows are standard, and many units benefit from views of the Opera District, the Boulevard, and partial Burj Khalifa sightlines from higher floors.
Service Charges
As a new building, service charges are still settling, but early indications put them in the AED 18 to 22 per square foot range, consistent with other recent Emaar developments in the area. This is a reasonable level for the quality of finish and the Emaar management standard.
Investment Profile
Mon Reve benefits from the Opera District’s growing reputation. The area around Dubai Opera has become one of Downtown’s most desirable sub-districts, driven by the cultural venue itself and the restaurant and retail offering that has developed around it. Property values in this pocket have shown consistent growth.
For investors, the new build means lower maintenance costs in the early years and strong appeal to tenants who want contemporary finishes. Yields should sit in the 5 to 6 percent range, which is solid for this quality level.
Who It Suits
End users who want a brand new Emaar apartment in a premium location. Couples and professionals who value the Opera District lifestyle. Investors targeting tenants who prefer newer buildings with modern finishes.
My Take
Mon Reve is a building I am genuinely excited about. The Opera District is the part of Downtown that I think has the most upside over the next few years, and Mon Reve is one of the best new buildings in that area. It does not have the scale or the height of Grande or the branded cachet of the Address, but the boutique feel, the quality of finish, and the location all add up. If you are looking for a new build in Downtown’s best neighbourhood within a neighbourhood, Mon Reve is worth viewing.
