Completed in stages between 2007 and 2010, this is a community of nine towers (numbered 1 through 9) that were among the very first homes delivered in what is now one of the most valuable postcodes in the Middle East. When Downtown was still a construction site and the Dubai Mall had just opened, The Residences were already here.

These towers sit on the eastern edge of Downtown, directly connected to Dubai Mall via a covered walkway. That Mall connection is one of the biggest practical advantages of living here - you can walk to groceries, dining, and entertainment without stepping outside in the summer heat.

Let me be upfront: these buildings are showing their age. The common areas, lobbies, and external finishes do not look like a 2020 tower. If you are expecting the sleek, modern feel of newer Downtown buildings, you will notice the difference immediately. But what The Residences lack in contemporary polish, they make up for in size, value, and a sense of established community that newer towers have not had time to develop.

Units and Layouts

This is where The Residences genuinely stand out. The unit sizes here are the largest you will find in Downtown Dubai. Three-bedroom apartments can run to 2,500 square feet or more, and four-bedroom units are even bigger. These layouts were designed in an era when developers gave you space rather than squeezing every last unit onto a floor plate.

The older design means separate kitchens in many units rather than the open-plan layouts common today. Some buyers prefer this - particularly families who want a closed kitchen. Others find it dated. Bathrooms and kitchens in unrenovated units show their age, but many owners have done full refurbishments that bring the interiors up to modern standards.

Holiday home rentals are possible but less common here. The older finishes and less photogenic interiors mean these units do not perform as well on short-stay platforms as newer, shinier alternatives.

The Residences offer the lowest entry price per square foot in Downtown Dubai. For buyers who want to own in Downtown on a budget, this is where to start. A two-bedroom here costs what a one-bedroom costs in a newer tower. A four-bedroom here costs what a two-bedroom costs in a branded residence.

Capital appreciation has been steady but not spectacular. These are not buildings that will double in value overnight. What they offer is a stable, affordable Downtown asset that generates consistent rental income at low running costs. For long-term buy-and-hold investors, the numbers work well.

Who It Suits

The Residences are ideal for families who need three or four bedrooms in Downtown and do not want to pay AED 5 million or more for the privilege. They suit end-users who value space and practicality over design and finishes. They also work for budget-conscious investors who want the lowest service charges and strongest value in the area.

They are not the right choice if you want modern interiors out of the box, Instagram-worthy common areas, or a premium short-term rental product. Be honest with yourself about what matters to you.

My Take

I have a soft spot for The Residences because they represent what Downtown Dubai was originally meant to be - a place where people actually live. While newer towers compete on finishes and views, these nine towers quietly offer the most square footage for the least money in the entire district.

Yes, they are older. Yes, the lobbies will not make it onto a property brochure cover. But if you are a family of four looking for a genuine three-bedroom home with a walk-in connection to Dubai Mall and service charges that will not keep you up at night, there is nothing else in Downtown that competes at this price point.

My advice: buy an unrenovated unit at a good price, budget AED 100,000-200,000 for a full interior renovation, and you will end up with a large, modern apartment in Downtown Dubai for significantly less than buying new. That is the smart play here, and it is one I recommend regularly.
