You are paying for hotel services, a curated lobby experience, pool and gym maintenance, and the general upkeep of a boutique property.

My Take
Vida Downtown has genuine charm. It is a building with personality, and in a neighbourhood full of large-scale towers, that counts for something. La Serre on the ground floor is a real asset, and the rooftop pool is pleasant without being overcrowded.
The concern is the service charge. At AED 35-45 per square foot, it is one of the highest in Downtown on a per-square-foot basis. For a studio owner, that is a meaningful annual cost that directly impacts your net return. You need to factor this in honestly when comparing yields against other buildings.
The other consideration is brand recognition. Vida is growing but it is not Address. If you are buying for short-term rentals and your target guest is an international tourist searching on a booking platform, the Address name carries more immediate weight. Vida appeals to a more discerning traveller who knows what they are looking for.
If you like the building and the vibe, and the numbers work after accounting for service charges, it is a solid choice. Just do not buy a Vida studio purely on projected yields without understanding the cost base first.
