Vida Residences Downtown is the bigger sibling to Vida Downtown. Completed in 2019, this 56-storey tower sits on Mohammed Bin Rashid Boulevard, right in the heart of Downtown Dubai. At 280 units, it is significantly larger than the original Vida (175 units) and offers a wider range of unit types including three-bedroom apartments.

The building brings the Vida lifestyle approach - design-forward, younger demographic, co-working spaces - to a more prominent Boulevard location. It is closer to the action than Vida Downtown, with direct Boulevard frontage and easier access to Dubai Mall and the Fountain.

One notable feature is the co-working lounge in the lobby. It reflects the Vida brand’s understanding that many residents and guests work remotely and want a professional space outside their apartment. It is a small detail but a useful one.

Units and Layouts

The range runs from studios through to three-bedroom apartments, giving this building a broader appeal than its smaller sibling. Studios are compact at around 400-500 square feet, designed for efficiency rather than space. One-bedroom units (700-900 square feet) are the most popular with investors. Two and three-bedroom units cater to families and those wanting more living space.

End-users who want Boulevard living with lifestyle amenities and a younger vibe will also feel at home here.

My Take

Vida Residences Downtown is one of the better value propositions in Downtown Dubai’s branded residence market. You get Vida hotel services, a Boulevard address, and modern interiors at a lower per-square-foot cost than the Address equivalents. The co-working spaces are a genuinely useful addition that reflects how people actually live and work in 2026.

The honest reality is that Vida does not carry the same prestige as Address. If you are hosting guests who specifically search for “Address Hotel Dubai” on booking platforms, they will not find your Vida listing in that search. Vida has its own audience, and that audience is growing, but it is not interchangeable with Address.

For the numbers, this building can make sense. The entry price is lower, the service charges are more manageable than Vida Downtown, and the Boulevard location is strong. Studios here are genuine workhorse investments if you manage them well and price them realistically.

If you want branded residence exposure in Downtown without stretching to Address pricing, this is where I would point you. Just be clear on the difference between Vida and Address positioning, and make sure your rental strategy aligns with the guest demographic this building attracts.
