DAMAC Properties is Dubai’s most high-profile luxury developer - and one of its most controversial. Founded by Hussain Sajwani in 2002, DAMAC built its brand on celebrity tie-ups and aspirational marketing: the Trump Golf Course at DAMAC Hills, the Versace apartments, the Cavalli Tower, the Paramount Hotel residences. Nobody in Dubai markets as aggressively as DAMAC.
Quality is mixed across their portfolio. Some DAMAC projects have genuinely impressed - DAMAC Hills, in particular, has matured into a well-functioning master-planned community with strong rental demand and a functioning golf course. Others have drawn criticism for finish quality at handover, service charge management, and after-sales support.
That said, DAMAC’s resale liquidity is good. The brand recognition drives buyer traffic, and the volumes they operate at mean there is always a market for their units - even if individual projects vary in quality. For investors focused purely on yield in growing communities (DAMAC Hills 2 has delivered some of the strongest rental yields in Dubai), the numbers have worked.
My advice: approach DAMAC with due diligence at the project level, not just the brand level. Research the specific building you are buying into - review completion delivery history, service charge records, and RERA registration status. The DAMAC brand is not homogeneous; different projects deliver very different experiences.
Good for: investors who want off-plan at accessible prices in growing communities and are comfortable with higher-than-average delivery risk. Less suitable for: end-users who need certainty on quality and completion timeline.
