Lifestyle-Driven Development

Notable Projects
Meraas is government-backed and creates some of Dubai’s most distinctive lifestyle destinations. Founded in 2007, they operate as a holding company for a range of businesses, but their real estate developments stand out for one reason: they build ecosystems, not just buildings.
City Walk, Bluewaters Island, and La Mer are not simply residential developments - they are urban entertainment ecosystems. City Walk is a European-influenced open-air retail and dining district that changed what Jumeirah’s high street could look like. Bluewaters Island introduced Ain Dubai (the world’s largest observation wheel) as a residential anchor. La Mer brought a beach lifestyle to Jumeirah in a curated, pedestrian-friendly format.
The Bvlgari Resort & Residences on Jumeirah Bay Island is among the most exclusive addresses in the UAE - a private island development with the Bvlgari hotel at its centre. Residences here trade at some of the highest per-sqft prices in Dubai.
Meraas projects tend to be lower volume, higher quality, and highly sought-after in the resale market. Limited supply - they do not oversaturate their communities - means secondary market liquidity is strong when units do come available.
The challenge for buyers: Meraas does not have a continuous pipeline of accessible off-plan opportunities in the way Emaar does. When they launch, the demand is typically very high and the price point reflects the brand premium.
If you can acquire a Meraas property at or near launch, the long-term hold thesis is compelling. Their track record of creating genuinely successful, well-maintained lifestyle communities in Dubai is among the best in the market.
