Omniyat is Dubai’s true ultra-luxury developer - a small, deliberate portfolio where every project is designed to be a landmark. Founded in 2005 by Mahdi Amjad, Omniyat does not do volume. They do statements. If Emaar is the reliable benchmark and DAMAC is the high-profile showman, Omniyat is the architect’s developer.

Their approach is simple: commission world-class architects, give them real creative freedom, and build at a price point where quality is non-negotiable. The Opus in Business Bay - designed by the late Zaha Hadid - is one of the most recognisable buildings in Dubai. One at Palm Jumeirah consistently ranks among the most expensive residential addresses in the city. The Lana, a Dorchester Collection hotel and residences project, brought one of the world’s most exclusive hotel brands to Dubai’s waterfront.

This is top 1% territory. You are not buying an Omniyat property for rental yield or payment plan flexibility. You are buying a piece of architectural intent backed by genuine construction quality. The finishes are exceptional, the common areas are gallery-standard, and the service culture around their branded residences is closer to hospitality than property management.

The trade-off is accessibility. Entry prices are high, resale liquidity is thinner than mass-market developers (fewer units means fewer transactions), and you need to be comfortable holding a premium asset in a niche segment. But for buyers in this bracket, Omniyat delivers something most Dubai developers do not even attempt.

Good for: ultra-high-net-worth buyers who value architecture, exclusivity, and branded residences. Less suitable for: yield-focused investors or anyone looking for affordable entry points.
