This is a capital preservation play, not a yield play. Emirates Hills villas trade infrequently and at extraordinary price points - many transactions exceed AED 50M. Getting Around

Car-dependent. Located off Sheikh Zayed Road near Interchange 5. Dubai Marina and JBR are a short drive away. No Metro station within the community, though the nearest is around 10 minutes by car.
